Clark Gas Station Redevelopment Information 

To all Mt. Royal Members:

As you may or may not be aware one of the merchants on Commerce Rd. (Clark Gas Station) is planning for a major expansion of their building. This expansion is to increase the size of their retail area creating another convenience store with beer and wine. It has also been proposed to include a drive thru area for either a national retailer (Fast Food) or a small add on business (Coffee Shop or Deli). This expansion does not include adding any pumps to the current station configuration so we will all still be waiting for a pump in the morning. This expansion will also require the re-zoning of 4 lots from R1-D (Residential) to B-3 (Commercial Use) that are now owned by the proprietors of the Clark Station. One of these lots is in the Mt. Royal Subdivision. My opinion is that this expansion is not necessary and I for one am against the commercialization of our little Commerce area. It is also my personal belief that adding another beer and wine vendor in our area is not necessary, if successful they would be the 7th retailer in a 1.5 mile radius offering the same convenience we already have with the other stores.
